ASHEBORO — The Asheboro City Council met May 7 for its regular business meeting with an agenda primarily dealing with rezoning requests.
The council held three public hearings at the meeting, with the first being for the annexation and zoning of around 84 acres of property located in Crestview Church Road and Oakhurst Road to a Medium-Density Residential conditional zoning for the construction of a large residential development.
“This property is currently zoned RM-CD, which is a conditional zoning for a campground use,” said Justin Luck, planning and zoning director. “The RM-CD that is presently on the property was approved by the county in May of 2024 and it does authorize a campground with 261 RV camping sites and 15 cabin sites.”
However, the site was never developed and the current applicants are proposing developing 191 lots of single-family dwellings.
Per the applicants, there will be an average of 2.3 units per acre and each lot also will include a two-car garage.
The plan is for there to be sidewalks on each side of the road throughout the development as well as recreational and open space, along with a 5-foot wide natural foot path.
The council also held a hearing for approximately 0.5 acres of property located at 506 Pineview St. to be rezoned as a conditional zoning district for the purpose of constructing two, two-family dwellings.
The reason for the request is that the current ordinance requires a two-family dwelling to be located on a lot with at least 15,000 square feet and with a width of at least 75 feet and the average lot size for the project would be around 11,000 square feet with a 65-foot width.
The final hearing was for the annexation and zoning of around 0.7 acres of property located at 4402 U.S. Highway 220 Business South to be zoned as General Industrial.
This portion of property was inadvertently omitted from an annexation request that was already approved in March.
“This additional property was unfortunately missed in a survey, so this is to properly correct that situation,” said John Evans, community development director.
The prior approval was for approximately 62 acres to be annexed into the city’s jurisdiction and the current goal with it is to pursue economic development opportunities that can utilize the general industrial zoning.
Following all three requests, the council approved each one.
The Asheboro City Council will next meet June 4.
